New financing model set to reshape Sweden’s housing market

The current financing model for new tenant-owned housing in Sweden largely relies on pre-sales, which slows down the market by placing construction risk on households. To change that, Bostadskreditfonden is taking the lead in introducing a new model based on an insurance-backed guarantee that reduces households’ exposure to risk.

Sweden’s pre-sale requirements must change

Although Sweden needs more than 50,000 new homes each year, only half that number are currently being built. One key reason is the banks’ requirement for extensive pre-sales – a model that no longer works in today’s market.
