From parking area to new residential district in Huddinge

414 new homes. Space for retail and parking. Upgraded walkways and a greener environment for both current and future residents. On a site that for a long time was little more than a parking area, a completely new residential district is now being built, one that will help make the surroundings feel both safer and more vibrant. Titania’s project next to Huddinge Station is one of the largest housing developments scheduled to start construction in the municipality in 2025, and a clear example of the kind of project we at Bostadskreditfonden want to support.

– If you’re building at this scale, you need to choose a place where people genuinely want to live. With strong transport links, a growing town centre and an area Titania is developing well beyond the residential buildings themselves, it was clear early on that the project had the right foundation, says Lottie Löf, CEO of Bostadskreditfonden.

Titania’s involvement was another key factor. Their track record of delivering high-quality projects created confidence in both the company and the project setup.

– Titania is prepared to move forward even in a more cautious market, and we have a lot of respect for that. We share the long-term view that new housing is needed where demand is highest, and that projects like this can be approached with both quality and responsibility, Lottie Löf adds.

Titania saw the partnership the same way. Given the project’s scale and central location, working together became a natural next step.

– We’ve had a good dialogue with Bostadskreditfonden for quite some time, and when this project came up it felt natural to take it forward together. It’s a well-developed project in a strong location, and we felt that Bostadskreditfonden both could, and wanted to, help make it possible, says Einar Janson, CEO of Titania.

Financing and delivery

Getting the financing right is often what determines whether a large project can move ahead. In this case, Bostadskreditfonden was able to provide a structure that matched both the project’s needs and Titania’s ambitions.

– You need a certain level of flexibility to get projects off the ground in today’s market, and I believe we’ve managed that here, says Lottie Löf.

Both parties also highlight the alignment and transparency as important factors for success.

– It’s been a very constructive collaboration, with a shared focus on solving what needed to be solved. That’s what allowed us to find a good way forward together, Lottie says.

– We appreciate both the cooperation and the trust from Bostadskreditfonden, and we look forward to delivering the project together, says Einar Janson.

Huddinge Station is a project we’re proud to help bring forward. Not only because it includes more than 400 new homes, but because it’s happening in a municipality where no other rental housing starts were planned for 2025. For us, it’s a clear example of how our financing solutions can support real residential development where it’s genuinely needed.
