Financing freehold properties in Älta

When Tantalos Fastigheter developed a townhouse project in Lovisedal, Älta, we stepped in as the financing partner. This was our first project involving freehold properties. It’s a tenure structure that comes with a different set of requirements compared to condominiums, and one we’ve built capability to support. We see it as a natural extension of our offering and an area we’re continuing to expand.

In a freehold structure, each unit is a separate property, giving buyers the same level of ownership and flexibility as a traditional house. During the construction phase, that also shapes how financing needs to be structured. Property subdivision, phased transfers and the handling of mortgage deeds all add complexity, requiring both experience and flexibility from the lender. Supporting different tenure structures is a core part of what we do, and freehold is an area where we’re steadily broadening our scope, across both houses and apartments.

The Lovisedal project consists of townhouses ranging from 120 to 145 square metres, arranged over two floors. Each unit has its own plot and two outdoor spaces. These are homes meeting a clear demand in the local market which was also a key factor for us from the start.

For Bostadskreditfonden, the project also highlights the importance of a well-structured financing setup. With support from Boverket’s credit guarantee, combined with a close and well-functioning collaboration with the developer, it shows how new housing can be brought forward in today’s market.
